In this section, we will try to give you an
overview of what timeshare is all about and why
millions of families have chosen timeshare as their
primary way of vacationing!
Timesharing began in the late 60's or early 70's
probably in France. As the story goes, four
families decided to share a vacation home on the
seashore and set it up so that each family had the
use of the home for a specified period of time. All
of the expenses were split among the families and
timeshare was born!
It wasn't until the 1980's that timeshare really
took off with the entrance of branded vacation
companies such as Marriott, Hilton, Disney and many
others. Timeshare has grown to encompass over 4,000
resorts in over 100 different countries with
millions of owners.
Basically, timesharing is simply a way to own a
vacation home by purchasing only the amount of time
you actually vacation. For example, if you vacation
two weeks a year, why buy the entire house if you
can purchase only the two weeks you want? In
addition, it offers a lot of flexibility if you
decide you want to try and visit someplace
different. You can take the week that you own and
give it to an exchange company. You may now select
another week at another resort based on the value
of the week you deposited. The relative value of
each week is determined by a number of different
factors but, to give you a broad overview, the
exchange companies rate demand by a color code. Red
weeks have the highest demand. Blue or green weeks
have the lowest demand and white or yellow weeks
are in the middle.
Theoretically, if you have a blue week, you can
only exchange for another blue week. If you have a
red week, you can exchange for anything at all. You
can trade for a week of equal or lesser demand to
what you are depositing. It's more complicated than
that in actuality but this approach is fairly
accurate.
Even better, both of the major exchange
companies have programs for exchanging at the last
minute. Since they want to make as many exchanges
as possible, they allow you to trade for any week
that's available if you can vacation at the last
minute. Basically, if you can make your exchange
less than 60 days before the start of your
vacation, you can take any week that's still
available. This is one of the most popular features
of timeshare. It allows an owner of a blue week to
exchange for red time.
The other main reason for people to buy
timeshare is to save money - and you can save
thousands! In the simplest terms, let's say you
rent a condo every year for your vacation and it
costs you $1,000 for a week. If you buy a week for
$10,000 and a maintenance fee of $400, you've got
your investment back in savings after ten years
and, after that, you're vacationing for just the
cost of the maintenance fee every year. When you
add in the fact that most weeks are deeded, your
savings go on forever! You can pass it on to your
kids and then they'll be vacationing for just the
cost of the maintenance fee as well.
Finally, the typical timeshare unit is far
better than staying in a hotel room! My wife has
gotten so used to it, I don't think she'll ever
stay in a hotel again. We always use timeshare.
